To help you evaluate or consider putting your property on the market, we have an in-depth knowledge of the local market. Throughout the year, we dedicate all our time to listening to and understanding the people who wish to buy in Belle-Île. We work with you to assess the value of your property according to their preferences and expectations.
After considering our advice, you set the selling price.
If we consider this price to be realistic, we sign a sales mandate together. This is a contract that always allows you the possibility of selling independently, at the same price as through our agency. By signing it, you entrust us with the mission of selling your property. By accepting it, we commit to using all our expertise, in line with our values and professional practices, to best defend your interests.
You appoint a professional to carry out the mandatory technical diagnostics (wastewater systems, lead, asbestos, energy performance, electricity, Carrez Law measurements in the case of a co-ownership), and sometimes a surveyor or soil analysis company if the land is to be divided. We guide and support you throughout this process.
We support buyers until they submit an offer, which we present to you in the form of a Letter of Intent to Purchase.
Once an agreement has been reached between you and a buyer, we formalize it by drafting a preliminary sales agreement, a highly detailed contract subject to numerous legal requirements, including in particular the buyer’s statutory cooling-off period. Our strong legal background provides you with security. It allows you to benefit from reliable and well-informed advice, ensuring that all necessary checks are completed and that all documents are properly prepared.
Your notary and the buyer’s notary then carry out their respective duties and prepare the final deed of sale. It is upon signing this deed that you receive the proceeds from the sale of your property.
